Prices

  • 1-bed, 6-month lease: 9,000–16,000 THB/month
  • Month-to-month: add 20–40%
  • High season (Nov–Feb) is the hardest time to find short leases

Before you sign

  1. Ask the electricity rate per unit (government rate is about 4–5 THB; some condos charge 7–8).
  2. Check the purifier situation if you will be here in March.
  3. Agree in writing that the owner files your TM.30 within 24 hours.

Deposit and moving out

Two months' deposit is normal. Photograph everything on day one; residents report deductions for wear that was already there.
